  • 1. STRUCTURE: R.C.C framed structure with Brick/ Solid Block/ Cement Block walls plastered and finished with Two Coats of Cement based Putty, with one coat of primer and two coats of Asian Premium Emulsion/Equivalent. Ceiling surfaces inside the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum board false ceiling with galvanized iron section supports. Joints will be taped with touchup putty and finished with one coat of primer and two coats of White colour Premium Emulsion.

     

    2  JOINERY:

    a. Main door: First Quality African Teak both frame and shutters (Panel door) Polished both sides with melamine spray.

    b. Other doors: will be deep-moulded compressed wood fibre raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with first quality teak frames, painted on both sides. All door frames will be teak frames. Toilet doors will be prepainted ABS doors.

    c. Windows: All windows will be UPVC windows, with 5mm glazed shutters and Bright Bar grills embedded in the wall.

    d. Ventilator: Toilet ventilators will be with aluminium adjustable louvers with inbuilt provision for exhaust fan.

     

    3. FLOORING:

    a. Flooring for the Living/ Dining area alone will be laid with 4x4 KAJARIA/ equivalent tiles @ Rs.100/Sft.

    c. Vitrified tile flooring (2 x 2) from Kajaria/Somany/Nitco/ Equivalent plain colours @ Rs.60/Sft, for the rest of the flat (all bedrooms, kitchen, balconies and passages) with 4” high skirting.

     

    4. KITCHEN: Polished Black galaxy granite slab over cooking platform, NIRALI/ equivalent Stainless steel sink with drain board and plain glazed tiles (2’x 1’) upto 2’ height above the platform.

     

    5. TOILETS: Plain ceramic tile flooring, ceramic printed/ plain tile dado, for about 7’0” height from floor, concealed plumbing arrangements.

     

    6. SANITARYWARES & FIXTURES:  KOHLER/ PARRYWARE/ CERA equivalent wall mounted model White closets with exposed tank provided in all bathrooms. Half turn foam flow taps and fittings KOHLER or Equivalent for all toilets. Each toilet shall be provided with one water closet, one wash basin, one wall mixer, shower rose, one health faucet, pillar cock & angle valve for wash basin and 20 mm concealed stop cock.

     

    7. ELECTRICAL: Three phase electric supply connection with a separate Manual Three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits. MINIATURE CIRCUIT BREAKERS & RCCB (Residual Current Circuit Breaker) will be provided and switches will be Modular Type mounted on metal boxesfrom LEGRAND/ EQUIVALENT. Provision for A/C in all bedrooms.                

     

    8. One RCC loftwill be provided in each bedroom and Kitchen.

     

    9. WATER TANK: Water tank for metro water and borewell water shall be provided, in masonry or RCC.

     

    10. UNDERGROUND SUMP

    10000 litres capacity under ground sump shall be constructed for storing metro water.

     

    11. CHEMICAL TREATMENT(Water Proofing treatment)

    For toilets and mother terrace.

     

    12. ANTI TERMITE TREATMENTwill be done in the required stages.

     

    13. WEATHERING COURSE

    1’0” waterproofing treatment done in the joint between terrace floor slab and parapet wall

    and this portion is packed with chips to safeguard the waterproof. Proper weathering care

    shall be done with grano flooring with INSULLATILES and pointing will be done with

    water proofing chemical to reduce heat.

     

    14. LANDSCAPING

    Plants will be provided around the building

     

    15. CHEMICAL EARTHING done for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion resistant crystalline mixture and backfill compound around the electrodes.

     

    16. WATER SUPPLY: Corporation and borewell water supply in the kitchen, service and borewell water for bathrooms.

     

    17. LIFT: A SIX Passenger  AUTO DOORLIFTwill be provided from EMPEROR/ Equivalent

     

    18. ACCESS CONTROLwith swipe cards with a door for the ground floor lobby will be provided.

    19. CCTV CAMERAS will be provided for Carpark Area, Set back and Terrace Area.

     

    20. PIPED GAS: Provision for piped gas & gas room in the ground floor will be provided

     

    21.
