1. STRUCTURE :

• Earth quake resistant – Fe 550 - D TMT bar – Red bricks(All internal & external walls) & solid concrete block walls 

    (basement & parapet wall) – ULTRA TECH  RMC - OPC 53 for RCC and PPC 43 grade cement   for other works.

• Gypsum board false ceiling for Living dining and all Bed rooms.

• Basement height 2’.6”.

 

2. FLOORING :

•  Vitrified tiles from Kajaria/Somany/Equivalent (Double charged), Living Dinning 4’x2’ (Rs.100)      Bedrooms,  kitchen    and Balconies 2’x2’ (Rs.50).   

• Exterior vitrified tiles for car park and 60mm thick interlocking Paver blocks for setback areas.

• Granite will be used in common staircase  Heat resistant tiles for terrace of Insulla/equivalent.

 

3. TOILET AND UTILITY :

• Kajaria/Somany/Equivalent tiles 24”x12”/18”x12” for Toilets, Kitchen, Utility walls (Rs.50)     and 12”x12” for floor( Rs.40).    

• Epoxy grouting for tiles, with waterproofing (Sunken areas) in Utility and Toilets.

 

4. SANITARY AND PLUMBING :  

• CPVC for concealed line, and UPVC open pipeline for fresh water and PVC pipeline for sanitary and Kitchen.

• Wall mounted closet and Concealed tank of Jaquar/Toto/Equivalent.

• Taps and fittings will be CP Jaquar/equivalent.

 

5. KITCHEN :

• Black galaxy granite for counter and 36”X20” SS sink with drain board of Nirali/Equivalent.

 

6. ELECTRICAL :

• Chemical Earth – M.S. fabricated powder coated Panel Board, Independent DB with circuit Breakers and RCCB.

• FRLS cables of Orbit/RR/Q-Flex/Equivalent. Legrand/Equivalent Modular switches, with Adequate

 • Exhaust fan for all toilets.

 

7. JOINERIES - DOORS : 

• 3’- 6” x 7' - 0" First quality African teak, with 5”x 3” for frame and 1 ½” thick planks for Main door shutter.

• 3’- 0” x 7' - 0" First quality African teak frames and Skin molded doors for Bedrooms. 2 -.6” x 7' - 0" First quality   teak frames and ABS doors for toilets.

• All  Hardware will be SS.

 

8. PAINTING :

• Internal walls will be two coats of cement based Putty, and two coats of premium Emulsion with one coat of Primer of Asian/Nippon/Equivalent

• External surface will be Texture, Exterior primer and two coats of Apex grade emulsion of Asian/Nippon/Equivalent.

 

9. WINDOWS :

• UPVC sliding for kitchen and open able for other windows with 5 mm plain glass and 12 mm Bright bar gills embedded in wall.

• French door will be sliding with toughened glass.

• Ventilators will be UPVC with fixed louver and provision for exhaust fan of size 2’ x 2’.  

 

10. OHT AND UG SUMP : 

• 4 ½” Outer brick wall and RCC inner wall with water proofing for OHT (5000 Liters + 3000 liters), and 12,000 liters RCC sump with water proofing for UG sump. Bore well up to 50 ‘ depth will be provided.

 

11.LIFT :

• 6 Passenger Auto door lift up to terrace V3F & ARD with License by ASIAN/EMPEROR/Equivalent

 

12. GENERATOR :

Fully automatic Generator will be provided to support Lift, Common lights, Pumps and Light and fan points inside the flat.

 

13. PEST CONTROL :

Anti termite pest control treatment will be done at footing, around plinth beam, Brickwork and paving block laying stages.
