FIRM'S SunRay is another property including construction of Stilt plus three floors Premium Residential apartments with modern amenities. The building will be constructed at K- BLOCK, NO.21, 1ST MAIN ROAD, ANNA NAGAR EAST, CHENNAI - 600102. RERA:TN/29/BUILDING/0327/2022

SPECIFICATIONS

1. STRUCTURE: R.C.C framed structure with Brick/ Fly ash bricks/ cement blocks walls plastered and finished with Two Coats of Cement based Putty, with one coat of primer and two coats of Asian Premium Emulsion.Ceiling surfaces of the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum board false ceiling with galvanized iron section supports. Joints will be taped with touchup putty and finished with one coat of primer and two coats of White colour Premium Emulsion (Asian/Berger). 
2. FLOORING: Flooring for the Living/ Dining area alone will be laid with Kajaria/ Somany/ equivalent 4x2 tiles @ Rs.100/Sft (light colour). The Master Bedroom floor alone will be done with laminated wooden flooring @ Rs.100/Sft. Vitrified tile flooring 24” x 24” (@Rs.50/- per s.ftfromKajaria/ Somany/ Nitco/Equivalent plain colours, for the rest of the flat (bedrooms, kitchen, balconies and passages) with 4” high skirting.
3. KITCHEN: RCC slab with Black galaxy granite top (18 mm thickness) with  Nirali/ equivalent make Stainless Steel sink (36”x20”) and drain board. 12” x 18” or 12”x 16” (@Rs.50/Sft plain colour glazed tiles of KAJARIA/ SOMANY/ SONARA upto ceiling height above platform will be provided. Shelves with Black Granite slabs will be provided in the Kitchen. Electricalpoints for mixie, grinder, microwave, electric chimney, washing machine, fridge, and exhaust fan will be provided. RO plant with 10 litres/hour output will be provided for individual flats in the kitchen. 
4. TOILETS: Designer toilets with duo- coloured ceramic tiles and glazed tile dado uptoceilingheight for the walls. Tile sizes will be 12” x 18”/ 10” x 16”/ 12' x 16” from KAJARIA/ SOMANY/ EQUIVALENT(@Rs.50/Sft. Plain ceramic antiskid tile flooring of size 12” x 12” (@ Rs.40/Sft) from KAJARIA/ SOMANY/ SONARA/ EQUIVALENT will be provided. A towel rod and 12” glass corner soap tray will be provided in each toilet.
5. JOINERY
a. Main door: First Quality African Teak both frame and shutters (Panel door) Polished both sides with melamine spray.
b. Other doors: will be deep-moulded compressed wood fibre raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with first quality teak frames, painted on both sides. Toilet Doors will be Kassa smart ABS  pre painted doors.
c. Windows: All windows will be of UPVC (Un plasticized Poly vinyl chloride)   with 5mm glass panels and required accessories for locking with Bright bar grills embedded in the wall. 
d. Ventilator: Toilet ventilators will be openable UPVC. Exhaust Fan will be provided (Havell’s of 150mm). 
Godrej Locks will be provided for all bedroom doors and main door.
6. One RCC loft will be provided in each bedroom and Kitchen.
7. ELECTRICAL :Three phase electric supply connection with a separate Manual Three phase changeoverswitches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits. MINIATURE CIRCUIT BREAKERS & RCCB will be provided and switches will be  Legrand / Equivalent model mounted on metal boxes. Split A/C provision in all bedrooms and living room. TV points will be provided in the living room and master bedroom and Telephone points will be provided in Living and all bedrooms. 
8. SANITARY AND PLUMBING:Toilet concealed plumbing lines and fittings will be CPVC (Chlorinated Polyvinyl Chloride)and external water line pipes and fittings will be UPVC (Un Plasticized Poly Vinyl ChlorideCascade wall mounted NXT closet/ KOHLER /CERA/ Equivalent closets with exposed tanks provided in all toilets with health faucets. Taps and other fittings – KOHLER/ Equivalent make CP fittings. Each toilet shall be provided with one water closet, one wash basin, one wall mixer, shower rose, one health faucet, pillar cock & angle valve for wash basin and 20 mm concealed stop cock. 
9. WATER TANK:Water tank for metro water and borewell water shall be provided, in masonry or RCC.
10. UNDERGROUND SUMP:15000 litres capacity under ground sump shall be constructed for storing metro water. 
11. CHEMICAL TREATMENT (Water Proofing treatment) For toilets and mother terrace.
12. ANTI TERMITE TREATMENT will be done in the required stages. 
13. WEATHERING COURSE: 1'0” waterproofing treatment done in the joint between terrace floor slab and parapet walland this portion is packed with chips to safeguard the waterproof. Proper weathering care shall be done with brick jelly, lime concrete and laid with pressed tiles with proper pointing and slope. Lime used will be pre packed Powder lime instead of stone lime.  INSULLA TILES is used to do weather proofing for the mother terrace to reduce the heat in the top floor.
14. LANDSCAPING:Plants will be provided around the building
15. A Six passenger Auto door (V3F) MS Lift from EMPEROR/ EQUIVALENT with Auto rescue device will be provided. Lift will be provided upto the terrace.
16. GENERATOR standby Generator from Ashok Leyland/ Kirloskar with alternator, sound proof enclosure, control panel, change over panel and earthing etc., will be provided to support lift, common area lights, Mono bloc and jet pumps and lights, fan and fridge points only inside the flats.
17. Provision for piped gas in the ground floor will be provided.
18. ACCESS CONTROL system at entry level will be provided.
19. COMMON POINTS 
• Adequate light points in stairs, Terrace, compound walls, points will be provided.
• SS Handrails will be provided for the common staircase.
• EB and phones cables from the road to the mains inside the building will be laid through PVC pipes.
• Compound walls upto 5' from finished floor level at required places with gate pillars and Two gates will be provided.
• Name board will be provided in the car park area.
• Seating arrangements will be provided in the car park area and terrace.
• A Party table with a wash basin will be provided in the terrace.
• Pandal rings will be provided in the terrace.
• Setbacks and carpark will be finished with interlocking concrete paving blocks.
• Rain water Harvesting shall be done.
• Separate Servant toilet will be provided. 
• Elegant elevation features will be provided.
• Elegant Lobby space in the Ground Floor will be provided.
• Stairways and landing flooring will be done with granite.
