FIRM'S Ashmita is another property including construction of Stilt plus five floors Premium Residential apartments with modern amenities. The building will be constructed at NO.120, F-BLOCK, 1ST STREET, ANNA NAGAR EAST, CHENNAI - 600102.RERA : TN/29/Building/0167/2022


1. STRUCTURE:R.C.C framed structure with Brick walls plastered and finished with Two Coats of Cement based Putty, with one coat of primer and two coats of Asian Premium Emulsion/Equivalent. Ceiling surfaces inside the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum board false ceiling with galvinised iron section supports. Joints will be taped with touchup putty and finished with one coat of primer and two coats of White colour Premium Emulsion. Up to plinth beam, entire steel fabrication will be painted with anti-corrosion paint with ISI approved brand.
a. Main door: First Quality African Teak both frame and shutters (Panel door) Polished both sides with melamine spray.Frame size  will be 5” x 3” and Door size will be 4' x 7'. Digital Lock will be provided.
b. Other doors: will be deep-moulded compressed wood fibre raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with first quality teak frames, painted on both sides. All door frames will be teak frames. Frame size will be 4” x 2.5” and Door size will be 3' x 7'. Toilet doors will be prepainted ABS doors. Frame size will be 4” x 2.5” and Door size will be 2'.6” x 7'.
c. Windows: All windows will be UPVC openable windows size 4' x 6' except kitchen window with 5mm clear/ glazed shutters and 12 mm Bright Bar grills embedded in the wall. All Window Sill level will be finished with granite slab.
d. 304 SS coated Aluminum with toughened glass balcony railing will be provided
e. Ventilator: All Toilet ventilators will be with UPVC. 2'0" x 2'0" UPVC in toilet with fixed louver can be provided with separate provision for Exhaust Fans.
f. Door Stopper/ Magnetic catch for Main Door, Bedroom door and Balcony doors will be provided with  Doorset brand.
a.Italian Marble for living cum dining approx. Rs.150/-  per sq. ft for laying and polishing.
b. Vitrified tile flooring (24” x 24”) from Kajaria/ Somany/Nitco/Equivalent plain colours@ Rs.60/Sft, for the rest of the flat (all bedrooms, kitchen, balconies and passages) with 4” high skirting.
4.KITCHEN: Polished Black galaxy granite slab over cooking platform, NIRALI/ equivalent Stainless steel sink with drain board and plain glazed tiles (2' x 1') upto 2' height above the platformwith two taps one for Bore water and one for Metro water.
5. TOILETS: Plain ceramic tile flooring (1' x1'), ceramic printed/ plain wall tile size (2'x1') dado, upto roof height from floor, concealed plumbing arrangements.
6. SANITARYWARES & FIXTURES: JAQUAR / VITRA/ PARRYWARE/  equivalent wall mounted model White closets with concealed tank provided in all bathrooms. Half turn foam flow taps and fittings JAQUAR or Equivalent for all toilets. Each toilet shall be provided with one water closet, one wash basin, one single lever divertor, One tipton and shower rose, one health faucet, pillar cock & angle valve for wash basin and 20 mm concealed stop cock.  A common pressure booster pump will be provided.
7. ELECTRICAL: Three phase electric supply connection with a separate Manual Three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits. MINIATURE CIRCUIT BREAKERS & RCCB (Residual Current Circuit Breaker) will be provided and switches will be Modular Type mounted on metal boxes from LEGRAND/ EQUIVALENT. Provision for A/C in all bedrooms.
I. ENTRANCE: One Bell switch and One Light Point.
ii. DRAWING cum DINING:  One T.V. Point with  2 nos 5A pin point with 2” concealed pipe for cabling for wall mounted TV; One Telephone Point; Four light points in walls,  Two Fan Points, One Chandeliar point, Calling bell point, 15 A for fridge. 20 amps plug and socket will be provided for A/C. In all Lower level switch boards 2 nos of 5 amps plug point will be provided
iii. BED ROOMS: 2 light points in wall; One 5A pinpoint in the bed control switch board, One 20A plug & socket with MCB for AC, One Fan Point; One Telephone Point; One T.V. Point with 2 nos 5A pin point with 2” concealed pipe for cabling for wall mounted TV; 1” Dishnet connection point in any one bedroom (only pipeline), One Foot Light, One 5A point for computer. Two way switch control for Light and fan near the Bed.
iv. KITCHEN: Two light points in wall, One Fan point, One Exhaust fan point, One 5A pinpoint for Mixie, One 15A point for Wet- Grinder; 5A point for Aqua Guard/ RO unit, One 5A point for chimney, One 5A point for Garbodrain. One 15A point for microwave. Additional two 15/5 amps plug points will be provided.
v. KITCHEN SERVICE: One light point, One 15 A point for washing machine.
vi. TOILETS: One light point; One 15A point for Geyser; One light point over wash basin mirror and one 5A pinpoint, One exhaust fan point.
vii. BALCONY: One light point. One fan point.
viii. Puja: One light points with a 5A point.
8. CHEMICAL EARTHING done for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion 
resistant crystalline mixture and backfill compound around the electrodes. 
9. WATER SUPPLY: Corporation and borewell water supply in the kitchen, service and bathrooms. A common pressure booster pump will be provided for the project. 
10. LIFT: A Eight Passenger lift with MS AUTO DOOR will be provided from EMPEROR along with Door view glass if available.
11. GENERATOR Auto Panel Standby Generator from Ashok Leyland/ Kirloskar with alternator, sound proof enclosure, control panel, change over panel and earthing etc., will be provided to support lift, common area lights, Mono bloc and jet pumps. Only lights and fans inside the apartment will be connected to the Generator
12.ACCESS CONTROL with swipe cards with a door for the ground floor lobby will be provided.
13. WEATHERING COURSE: 1'0” waterproofing treatment done in the joint between terrace floor slab and parapet wall and this portion is packed with chips to safeguard the waterproof. Proper weathering care shall be done with grano flooring with INSULLATILES and pointing will be done with water proofing chemical to reduce heat. 
14. CCTV CAMERASwill be provided for Carpark Area, Set back, Lobbies in all floor and Terrace Area. The DVR will be kept below the Staircase in ground floor.
15. RAIN WATER HARVESTINGwill be done. Rain water pipe layout drawings will be given.
16. SPECIAL AMENITIES:Special amenities as per individual requirement at extra cost.
17. A 24 x 7 MAINTENANCE DEPARTMENT is available for the benefit of the customer to provide fast and reliable service at all times.
18. LANDSCAPING-Abundant landscaping and green cover will be provided around the building in the setback area.
19. VAASTU COMPLIANT apartments.
20.CROSS VENTILATION in all rooms will be provided wherever possible.
21.ADEQUATE LIGHT POINTS AND FITTINGS in the Staircase area, Stilt floor carpark area, Terrace area, compound walls, Main gates and Setback area will be provided.
22. SS HANDRAILS will be provided for the common staircase.
23.EB and phones cables from the road to the mains inside the building will be laid through PVC PIPES.
24.COMPOUND WALLS upto 5' from finished floor level at required places with gate pillars and Two gates will be provided for Entry and Exit and also a Wicket Gate will be provided.
25.NAME BOARD will be provided in the Lobby area.
26.LOBBY AREA with seating arrangements, with Long windows and Air conditioner will be provided.
27.SEATING ARRANGEMENTS will be provided in the car park area along with fan point provision and seating arrangements will be provided in the terrace.
28. A TERRACE PARTY AREA will be provided with antiskid outdoor tile with granite seating arrangements with suitable electrical provision. A toilet with EWC and one with wash basin will be provided.
29.Setbacks will be finished with INTERLOCKING DESIGNER PAVING BLOCKS. Carpark area will be finished with anti-skid floor tiles.
30. Separate SERVANT TOILET will be provided in the car park area.
31.ELEGANT ELEVATION features will be provided.
32. STAIRWAYS AND LANDING FLOORING will be done with granite. 
33.PEST CONTROL TREATMENT will be done in all stages of construction by M/s.Pest India Management.
34.WATER TANK  will be 10000 litre capacity, done with 4 ½” brick work outside and 4 ½” thick RCC walls inside with adequate water proofing and bifurication for metro water and bore water proofing will be polymer based coating.
35. UPVC Valve for interconnecting both the tanks will be provided.
36. Automatic Water level controller for overhead tank will be provided for metro water pump and will be connected to the generator.
37. UNDERGROUND SUMP: 18000 litres capacity RCC underground sump shall be constructed for storing metro water.
38.  Provision for PIPED GAS will be provided
39. Borewell of depth of 80 feet with 6“dia pipe will be provided. One Monobloc motor with a capacity of 1 Hp for the metro water and One Jet motor with a capacity of 1.5 Hp, for the borewell from SHARP/ CROMPTON/EQUIVALENT will be provided.
