FIRM'S Shri Shankara is another property including construction of Stilt plus three floors 3 Premium Residential apartments with modern amenities. The building will be constructed at L-Block, Annanagar East, Chennai-102.

1. STRUCTURE: R.C.C framed structure with Brick/ Fly ash/ Cement Block walls plastered and finished with Two Coats of Cement based Putty, with one coat of primer and two coats of Asian Premium  Emulsion. Ceiling surfaces of the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum board false ceiling with galvinised iron section supports. Joint will be taped with touchup putty and finished with one coat of primer and two coats of White colour Premium Emulsion.
 
 2  JOINERY:
a. Main door: First Quality African Teak both frame and shutters (Panel door) Polished both sides with melamine spray.
b. Other doors: will be deep-moulded compressed wood fibre raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with teak frames, painted on both sides. All door frames will be teak frames. Toilet doors will be painted Kassa Smart ABS doors. 
c. Windows: All windows will be UPVC windows, with plain glass panels and Bright Bar grills.
d. Ventilator: Toilet ventilators will be with aluminium adjustable louvers with inbuilt provision for exhaust fan.
 
3. FLOORING: Flooring for the Living/ Dining area alone will be laid with Kajaria/Somany/equivalent 4x2 tiles @ Rs.100/Sft. Vitrified tile flooring (24” x 24”) from Nitco/ Asian/ Oreva/ Equivalent, plain colours @ Rs.50/Sft, for the rest of the flat (bedrooms, kitchen, balconies and passages) with 4” high skirting. Tile sizes will be 12” x 18”/ 10” x 16”/ 12' x 16” from KAJARIA/ SOMANY/EQUIVALENT (@Rs.50/Sft. Plain ceramic antiskid tile flooring of size 12” x 12” (@ Rs.40/Sft) from KAJARIA/ SOMANY/ SONARA/ EQUIVALENT will be Provided.
 
4. KITCHEN: Polished Black galaxy granite slab over cooking platform, NIRALI/ equivalent Stainless steel sink with drain board (36x20) and plain glazed tiles (2 X1) upto 2' height above the platform. Shelves will be provided with black granite slabs.
 
5. TOILETS: Plain ceramic tile flooring, ceramic printed/ plain tile dado, upto 7' height  from floor, concealed plumbing arrangements. KOHLER/ CERA/ Parryware Cascade NXT/equivalent wall mounted model White closets with exposed tank provided in all bathrooms.  Half turn foam flow taps and fittings KOHLER or Equivalent for all toilets. Each toilet shall be provided with one water closet, one wash basin, one wall mixer,  and shower rose, one health faucet, pillar cock & angle valve for wash basin and 20 mm concealed stop cock. A towel rod and 12”glass corner soap tray will be provided in each toilet.
 
6. ELECTRICAL: Three phase electric supply connection with a separate Manual Three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits. MINIATURE CIRCUIT BREAKERS & RCCB (Residual Current Circuit Breaker) will be provided Switches will be Modular Type mounted on metal boxes from LEGRAND/ EQUIVALENT. Provision for Split A/C in all bedrooms and living room. TV points will be provided in the master bedroom and living room. Telephone points will be provided in Living and all bedrooms.
 
7. CHEMICAL EARTHING done for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion resistant crystalline mixture and backfill compound around the electrodes.  
 
8. WATER SUPPLY: Corporation and borewell water supply in the kitchen, service and bathrooms.
 
9. LIFT : A SIX Passenger  MS AUTO DOOR LIFT will be provided from EMPEROR/  equivalent
 
10. GENERATOR-  Standby Generator with from Ashok Leyland/Kirloskar with alternator, sound proof enclosure, control panel, change over panel and earthing etc., will be provided to support lift, common area lights, Mono bloc and jet pump and light and fan points inside the apartment. A/c's and geysers and plug points will not be connected to the Generator.
 
11. SPECIAL AMENITIES: Special amenities as per individual requirement at extra cost.
